Tiles are the one finish decision in a granny flat bathroom that you genuinely cannot change later without a full renovation. They also do more design work than any other element — the right tile can make a 4sqm bathroom feel twice the size, or give it enough character to feel like a considered space rather than an afterthought.

The decisions that matter most are format (how big), pattern (how bold), and grout colour (underrated). Below are eight tile ideas that work well in a granny flat footprint, each with a cost band and a reason why it works in a small space.

What Tile Size Works in a Small Bathroom?

The old rule “small room, small tile” is wrong. Larger tiles mean fewer grout lines — which makes a space feel less busy and more open. Here is how the main formats compare in a granny flat bathroom.

600×600 Large format
Large Format
Fewer grout lines — makes a small bathroom feel open. Best for floor and main wall.
✓ Recommended
300×300
Medium Format
300×300 or 400×400 — versatile, works on floor and wall, easier to cut around fixtures.
✓ Good all-rounder
Subway Tile
75×150 or 100×200 — classic, timeless, works with any tapware style. Horizontal lay makes walls feel wider.
✓ Budget-friendly
Penny/Mosaic
Small rounds or squares — best used as floor feature or accent. More grout = more cleaning. Use sparingly.

Waterproofing & Council Requirements

Tile selection itself does not trigger council approval — but the installation must comply with AS 3740 (Waterproofing of Domestic Wet Areas). This means a licensed waterproofer must apply membrane before tiling in the shower zone, floor waste area, and at least 150mm up adjoining walls. This applies to all tile types and all granny flat builds in Australia.

If you are re-tiling an existing bathroom, you will need to re-waterproof as well — you cannot tile over old membrane. For new builds, waterproofing is included in the builder’s scope and must be inspected before tiling begins.
