Question 1

Can a granny flat be bigger than 60sqm in NSW? 🏛️

Accepted Answer

Not through the fast CDC pathway. NSW caps a secondary dwelling at 60m² of internal floor area, and your certifier measures it before final sign-off. If you go over, you won't get an occupation certificate, and you can't rent it out. Some councils may allow a larger design through a full DA, but that takes longer and costs more. For most builds, plan around the 60m² limit.

Question 2

Does a patio or carport count toward the 60sqm? 🚗

Accepted Answer

No. The 60m² limit covers only enclosed internal living space, such as bedrooms, bathrooms, kitchen, and living areas. Patios, verandahs, carports, and garages sit outside that figure. So you can add a covered outdoor area without eating into your floor space. Always confirm the exact rules with your certifier, since some covered structures carry their own separate size and setback limits.

Question 3

Can you fit three bedrooms in a 60sqm granny flat? 🛏️

Accepted Answer

Realistically, no. Three usable bedrooms plus a bathroom, laundry, kitchen, and living area push you well past 60m². To squeeze them in, you'd shrink each room until the space feels cramped and hard to rent. Most builders cap a 60sqm granny flat at two bedrooms. If you truly need three bedrooms, a home extension or a full DA-approved build suits your needs far better.

Question 4

Will my 60sqm plan pass a certifier? 🔍

Accepted Answer

It will, as long as the internal area remains at or below 60m². Your certifier checks the plan before approval, then re-measures the finished build at the occupation certificate stage. If the walls shift during construction and the area creeps over 60m², you won't get the certificate. Good builders design with a small buffer, measuring each room precisely so the finished flat stays safely within the limit.

Question 5

What's the best 60sqm layout for rental income? 🪙

Accepted Answer

A compact two-bedroom plan usually earns the most. It fits within 50–55m², suits small families and sharers, and attracts a wider pool of tenants than a one-bedroom. Keep the living zone open and the bedrooms a fair size for the best appeal. A two-bedroom plus study also rents well to remote workers. Both options maximise your return while staying inside the NSW 60m² cap.
