Which hidden costs push up the price of a Victoria granny flat?

The main hidden costs include site preparation, utility connections, landscaping, and additional council reports. Even small blocks can see $10,000–$30,000 added to the builder’s base quote.

Can site conditions really increase costs?

Yes. Slopes, trees, retaining walls, or old structures can add $5,000–$20,000. Inspecting your block early helps you plan and avoid surprise costs.

How can I reduce the hidden costs of a Victoria granny flat?

Plan early, bundle works, consider prefab options, hire local builders, and check utilities and site access before construction begins.

Can I connect a new Victorian granny flat to natural gas?

No. Under the current 2026 small second dwelling guidelines, reticulated natural gas connections are banned for new secondary builds across Victoria. Your design must be 100% all-electric, using efficient electric appliances, split systems, and induction cooktops.
